When property developer Bellevue Properties Pte Ltd submitted its bid of S$370.1 million for the land Urban Development Authorities (URA) marked as Tampines Avenue 10 Parcel C, many property developers and experts were surprised. Firstly, by the fact that there were only 9 bids for this land, but more so, because Bellevue Properties had outbid their competition by 5.7 per cent.

Given the site area of 233,767 square feet, this works out to S$565.42 per square fett per plot ratio. It might seem like a rather ambitious goal for a property developer, but not so when you consider the team behind this project. After all, Bellevue Properties is a wholly-owned subsidiary of City Developments Limited. A name many seasoned property investors are familiar with given their long list of residential and commercial properties both regionally and internationally.

In fact, not only did they outbid the 2nd highest bidder, the bid is considerably higher than the other plots of land around it. Both Tampines Avenue 10 Parcel B and D, projects now known as The Santorini and The Alps Residence, were considerably lower. This outstanding bid for a regional town area surprised industry watchers and succeeded in catching media attention.

But perhaps what makes this particular project at Tampines street 86 so uniquely special is how this residential area fits the overall Tampines Masterplan so perfectly. Given that one of the goals of the 2013 master plan was to provide an additional 21,000 new homes for Singaporeans, this upcoming condominium The Tapestry is achieving a large portion of that objective.

With 7 new residential blocks of 15-storeys, interested property buyers can expect more than 800 apartments within this estate. And it gets better, as the condo has dual purposes that will appeal to both interested home owners as well as property investors. That's because of the planned dual key units. A great and convenient way for home owners looking to rent out a room.
